Icon Place


Icon Place is a boutique commercial office tower situated in the heart of the Brisbane CBD, at 270 Adelaide Street. The development sensitively complements its surrounds (including heritage structures and modern high-rise) with an architecturally striking, 19 level strata-titled commercial tower. It includes ground floor retail and commercial spaces; two podium office levels, a car parking level and 16 tower floors of around 380m2.

The completion of Icon Place coincided with the significant economic impacts of the Global Financial Crisis, and we were able to assist Volbury by applying well thought-out solutions to minimise any negative impacts of the economic environment at the time.

The development is an A grade (Property Council of Australia) strata-titled property particularly suited to small to medium sized firms and organisations wanting their own exclusive offices.  At the time, the building was Brisbane’s first major strata-titled office development in more than 15 years.

The inner-city location provided challenges to the design and construction of the building; however the Ranbury team provided a full range of services on this project including design management and constructability reviews to ensure an appropriate built response to the site and its surrounds.

As the Development Manager, we prepared the development feasibility analysis to enable a considered review of the range of development options available (commercial, residential and retail) and advise on the appropriate development model for the commercial tower and ground floor retail.  We also reviewed the sales and leasing strategies and targets and devised innovative advertising campaigns and other programs to support the project.

The services and assistance we provided to our client included:

  • Obtaining bank finance for the project and appropriate Council development approvals
  • Design management, including tenders, appointment and management of the consultant design team
  • Fit-out coordination including the formulation and management of floor fit-out contractors
  • We acted as the construction superintendent on Icon Place, managing tenders, and the appointment and management of the construction contractor
  • Management of the sales and leasing strategy and body corporate

The completion of Icon Place coincided with the significant economic impacts of the Global Financial Crisis, but we applied well thought-out commercial solutions to make the project a success.

As evidenced by the quality of the base building delivered, we were retained by a number of building tenants to project manage the design and construction of their office fit-outs.
