CHANGE MANAGEMENT KEY TO DELIVERY OF WIN-WIN OUTCOMES FOR ENERGEX, ENERGEX STAFF, AND THE PROPERTY DEVELOPER
We were appointed as Project Manager and Client Representative to deliver Energex’s new Northern Metropolitan Office (NMO) at Nundah using a development management agreement with the winning developer.
Energex provided a corporate property strategy (CPS) to define the basis for future corporate and commercial developments. The key objectives of the CPS were to provide a platform to improve efficiency, reduce safety risks, reduce site costs and improve security, environmental and staff outcomes.
The team from Ranbury were instrumental making this complex project a success over the design and construction phase in the capacity of client representative which spanned 2 years. It required professional negotiation and management skills, and Ranbury delivered.

The building was constructed in 12 months and comprised 7,500m2 net lettable area, including 8 commercial office levels and 2 basement levels (215 car parks).
Under our development management agreement, the project was delivered seamlessly for Energex with a successful commercial outcome for the developer.
We acted as Energex’s representative, project managing the site’s development across all aspects of the building’s design, construction and handover, ensuring a smooth transition to the site for Energex staff, previously based at various geographic locations in greater Brisbane.
The biggest issue was user stakeholder management, with many staff relocating from different geographical areas.
We seamlessly delivered this complex project to improve efficiency, reduce safety risks, reduce site costs and improve security, environmental and staff outcomes for Energex.
We implemented a robust change management process, including a communications plan to ensure minimal disruption. We ensured early and open communication during the consultation process and developed win-win solutions including car parking and public transport plans at an individual level.
As Energex’s project management representative, we:
- Ensured the design was in strict accordance with the initial project brief
- Managed and minimised contract variations
- Acted as Energex’s representative for design issues between them and the developer
- Protected its interests when negotiating developer instigated design changes
- Coordinated the introduction of design changes instigated by Energex
- Ensured amendments to the design brief were formally documented
- Coordinated audit consultants to review functional and technical requirements

We also provided on-site supervision including monthly site inspections to ensure construction documentation complied with the design specifications as well as legislation.
We represented Energex for all development and lease agreement issues including coordination of lease commencement and the appointment of a site ICT provider.
